Decorating your Rental on a Budget

Whether you are renovating a buy to let property you’ve just bought, thinking of updating a buy to let property that you have owned for a while or you are a tenant that is looking to make a rental your own, take a look at our tips on how to do this on a budget.

 

1 – Laminate flooring has come a long way since it was introduced into our homes and the options are endless. More affordable than hardwood flooring and easier to maintain than carpets, laminate is a good option for your rental and a sure-fire way to make the interiors look more contemporary and there is a range of finishes to suit any taste. It is fairly simple to fit yourself and most manufacturers now offer a 10 year plus guarantee.

2 – If you need to furnish the property, the overall cost can run into hundreds of pounds. Upcycling is a terrific way of getting round this and making your furniture suit your personal taste. There are plenty of amazing charity shops around that will sell you solid wood furniture for as little as £10, that you can paint yourself. We visited Recap in Cumbernauld, who, like many other charity shops, are willing to negotiate on their furniture. Why not look up some of the charitable organisations around your local area, some of which offer furniture make over classes for as little as £5.

We attended the Twechar Healthy Living and Enterprise Center, with a class of upcycling enthusiasts and learned how to make a very ordinary bedside table look like it belonged in a glamorous boudoir.

3 – If you are finding it hard to put up with boring kitchen or bathroom tiles, why not consider peel and stick tiles? These can be easily removed or changed at a later date to give you a whole new look. The quality of these tiles has improved so much and are also available with a fabulous 3D effect.

4 – If the kitchen cupboards are looking a bit tired, why not freshen them up with a lick of paint? It is an easy way to inject life into outdated cupboards and will not break the bank. Greens and greys are both popular colours and are hard waring, so they will not need painted as much as lighter colours. As part of the kitchen revamp, why not change the cupboard handles and replace them with something more contemporary.

5 – Creating a design feature can instantly update any room. Something as simple as an unusual light fitting or a statement lamp can transform an ordinary room and create a focal point.

Although it is not always a good idea to be too design lead, as it won’t be to everyone’s taste, sometimes a striking on trend feature is what will make your property rent quickly and to well-paying tenants.

Remember that if you are a tenant in a property, you must always seek permission from your landlord before carrying out any changes to the property, but if it is something as simple as you don’t like the colour of the sofa, throws and scatter cushions can be picked up inexpensively and come in a  whole host of fabulous colours and textures to blend in with your taste.
